Property Management

Many potential second-home owners overestimate the time they will spend at their second home and underestimate the tasks associated with maintaining the property. With shared ownership, there is no need to worry about getting a phone call in the middle of the night from the property management company. Each home is professionally managed and provides a hassle-free ownership experience.

Property Management handles most day-to-day owner chores and security for your Yucatan beach home. We have established relationships with the best local maintenance subcontractors, all of whom understand the unique requirements of owning property on the Yucatan coast.

Property Management is directed by you and the homeowners association, which consists of all co-owners. We will watch over your Yucatan beach home, assuring that every detail is taken care of before you arrive. From cleaning after each use to five-star quality maintenance inside and out, we will take care of everything, including stocking toiletries, bookkeeping, processing the bills, supervising all repairs, landscaping, security, pool service and even coordinating the other owners’ use of the property.

Each owner enjoys the same degree of pride of ownership and the responsibilities that go along with it. Normal wear and tear is expected, and even provided for with a substantial replacement reserve for freshening up the furnishings as needed. Should an owner damage the property, or any of the furnishings, fixtures or equipment, they are independently charged for their repair or replacement. You don't need to worry or directly confront the other owners.

Home Owners Association

Owning a beach house doesn't have to be a major endeavor. You share the responsibilities and costs of your beach home ownership, as well as its upkeep, with people like you (approximately ten partners).

As a member of the Home Owners Association, each ownership share that you purchase entitles you to one vote out of 10 (If you purchase two shares, you are entitled to two votes, and so on).

Maintenance Budget

A key ingredient to the shared ownership system is the annual maintenance budget that we develop for your luxury beach home. Since each share is only 1/10th of the total, even our largest properties are reasonable and affordable.

Everything is worked out before the start of each year so you know exactly what to expect, and you can be confident that your investment will be protected with a well-funded, thorough maintenance program. Maintenance expenses are collected on a quarterly basis and appropriate reserves are maintained to take care of unexpected expenses.

We provide a proven formula which is not only reasonable and affordable, but is also designed to protect your ownership interest. Yours will likely be one of the most stunning and well-maintained homes on the Yucatan coast.

Usage Agreement

La Casona on Sunset Beach offered by International Holdings & Trust is divided into 10 equal shares. One deeded share entitles you to five exclusive weeks of ownership per year- three weeks in the Fall/Winter season and two weeks in the Spring/Summer season.

As each year passes, your vacation weeks rotate as part of a well-defined, fair and equitable selection process, ensuring everyone has access to prime weeks and holidays. As such, you can enjoy the changing beauty and adventure of each new time of the year in Yucatan.

Many owners decide to purchase two or more shares (usually contiguous) so they can settle in for more time each year.

Interval Calendar

Here is an example of how all 10 interval shares are equally divided each year. One deeded share entitles you to five exclusive weeks of ownership per year- three weeks in the Fall/Winter season and two weeks in the Spring/Summer season. As each year passes, your vacation weeks rotate as part of a well-defined, fair and equitable selection process. Over time, every owner gets to visit every time period of the year — introducing you to the many experiences here in Yucatan as each new season unfolds and brings forth its own delights.

2008/2009 Use Period

Deep Clean and Repairs (1 Week)
Fall/Winter: May 3 – 9
Spring/Summer: Sep 27- Oct 3

SCHEDULE NOTES:

1) Rotations start with check-in after 14:00 on Sunday of each use period and end with check-out before 10:00 on the final Sunday of your use period.

2) Based on a 52-week calendar year, two weeks each year are scheduled for deep cleaning and maintenance. The above Interval Calendar indicates one week each will take place in the Spring and Fall, and it is understood that if more than routine maintenance is required, the work will be done during this time.

3) Each owner has the exclusive right to the property during their allotted time and may exchange with fellow owners, or grant it to friends, family, or business associates. Any property related expenses that are incurred by guests of the owners will be treated as if they were incurred by the owner and will be charged to the owner’s account
